A 6 year lease contracted out of sections 24-28 of the Landlord and Tenant Act 1954, subject to a landlords option to break on six months notice or 28 days in case of an emergency. There will be a rent review on the third anniversary of the term.
The tenant will be responsible for all costs incurred in preparing the lease, along with utilities, business rates and insurance. 3 months rent deposit will be required subject to a minimum of £1,000.
The tenant will be required to obtain all necessary consents, including for the avoidance of doubt, any planning permission, planning consents and listed building consent in relation to the use of the premises.
